Contractual Team Format
Under the contractual team format, Windward provides clients with a much broader spectrum of services and benefits, in addition to its role as general contractor. While much of this applies to the construction of new homes, many of these services are applicable to home remodeling as well.

Assuming Windward is chosen from the onset of your project, we can provide invaluable counsel and management services, guiding you through the following steps:

• Site identification
  Given our broad exposure and knowledge of Chicago's North Shore, we can help you locate and evaluate the ideal site for your new home.
• Team selection
  Over the years, Windward has partnered with a wide range of leading architects, landscape architects and designers. We can use this experience to help you identify and select firms based on your preferences and expectations.
• Team management
  Once the team is chosen, we ensure that the members work together to conceive and construct the client's home. This team approach keeps each member focused on what is achievable, within budget and per client expectations. In addition, managing the process this way from the onset eliminates unnecessary complications and late-term changes.
• Project bids
  It is our practice to conduct an open bidding process. We typically solicit two to three subcontractor bids per project area. Once we receive the bids, we sit down with our clients, evaluate the bids and make the appropriate selections together.
• Construction phase
  We continue to provide ongoing team and project supervision and management. And through the Windward Way, our unique communications program, we provide clients with a "roadmap" of the project, keeping them abreast of milestone dates, team responsibilities and deadlines.

When the contractual team format is chosen, a construction contract is developed as early in the process as possible. This contract clearly outlines all applicable information pertaining to project finances, budget and insurance.

Design/Build
Under the design/build arrangement, Windward partners with an architectural firm to conceive, design and build a client's home, all under one contract. This approach simplifies the home building process for our clients by essentially having only one service provider to manage. It also allows Windward and its partner architectural firm to dovetail their years of respective experience. And like the team-based concept, we also will include the chosen landscape architect and interior designer in all planning and implementation from the onset, thereby accelerating the building process, reducing complexity and eliminating unnecessary revisions.

Competitive Bid
Windward will also competitively bid on a construction project against a group of other general contractors. This bidding typically occurs once the construction plans are completed. If chosen, we will step in and assume the role of general contractor for the project. At this stage also, our team-based approach can be applied through the construction phase.
